What a Marrakech riad costs to buy and to keep

The advertised price is the first of the four amounts a riad buyer pays, and it is the only one the market publishes. The twelve domains holding the first page of Google on “prix riad marrakech”, in France as in Morocco, all state a purchase price; of the five we read in full, one goes further and puts a figure on the signing costs. None of them says what the property costs afterwards, every year, once the keys have been handed over. This article gathers the published ranges with their source and their date, calculates the price per square metre of nine riads genuinely for sale, then puts a figure on the annual cost of ownership line by line. Unless stated otherwise, the figures that follow were recorded on 25 August 2026. It does not deal with the price of a night in a riad: the question here is an owner’s, not a traveller’s.

How much does a riad in Marrakech cost in August 2026?

Between 1.5 and 8 million dirhams, or €150,000 to €800,000, for most of the medina market — that is the range published by Luxurious Properties Marrakech, and the spread between the sources in the table below is wide enough that no single one will do on its own. On the same object, “a small riad in need of renovation”, KNA Immobilier writes “from €300,000” while mon-riad.fr writes “between 150,000 and 250,000 euros”: two French agencies, the same property described, a factor of two apart on the same day. BARNES Marrakech, first result in both markets, reasons per square metre rather than per property and gives an overall range of “between 270,000 and 1,500,000 euros for the majority of the market”. The listing portals publish no range at all: they publish properties, and those properties settle the question better than the ranges do.

Why does a price per square metre mean nothing until you say which one?

Because a riad in the medina has two floor areas, the gap between them runs to a factor of 2.75, and listings move from one to the other without warning. On the Mubawab page ranked fourth, the sellers write both numbers themselves: a riad in Riad Laarouss is advertised as “94 m² of ground area, around 250 m² habitable”, another in the same district as “around 80 m² of ground area and 220 m² habitable”, a third as “42 m² of ground area for a habitable area of around 100 m²”, a fourth as “119 m² of ground area and 190 m² habitable”. A riad rises over three storeys around a courtyard: its ground area is the footprint of the plot, not the house. A range of 10,000 to 40,000 DH/m² that does not state its basis is therefore unusable — and none of the ranges in the table above states it.

What do the properties actually for sale say, rather than the ranges?

Between 14,091 and 36,571 dirhams per square metre of habitable area, with a median of 24,250 DH/m². That calculation covers the nine riads published by Côté Médina, an agency ranked 3rd in France and 6th in Morocco on the query, and the only page in the top ten to publish the price and the habitable area of the same property every time. Both extremes have an explanation: the property at 14,091 DH/m² is a 110 m² riad in the north of the medina presented as an investment budget capped at 2 million dirhams; the one at 36,571 DH/m² is a 175 m² character riad in Bab Doukkala. The median matches the BARNES “renovated riad” range without contradicting it, but it is markedly more precise — and it rests, this time, on a floor-area basis that is known and identical from one property to the next.

Nine properties, mean 24,762 DH/m², median 24,250 DH/m². These are asking prices, not transaction prices: the gap between the two is not published in Morocco, and we do not know it.

How much does the renovation cost, and why do the sources contradict each other?

From 3,000 to 12,000 dirhams per square metre depending on which source you consult, a factor of four on the heaviest line of any riad project. Luxurious Properties Marrakech writes “reckon on 3,000 to 7,000 MAD/m² overall (€300 to €700/m²) depending on the level of finish sought”. immords states 8,000 DH/m² for a basic renovation and 12,000 DH/m² at the high end, and puts a 250 m² riad renovated throughout at between 2 and 3 million dirhams. Bricolat, in its guide of 16 May 2026 recorded on 18 August, gives 400,000 to 1,500,000 MAD for a fully renovated riad of 150 m², which comes to 2,667 to 10,000 DH/m² once reduced to the square metre, with a recommended contingency of 20 to 30%. Three sources, three scales: ask for a quotation line by line, never a price per square metre.

What do you pay on the day of signature, on top of the price?

Between 6 and 8% of the price, and three independent sources agree on that range. It breaks down into registration duties of around 4% of the declared price, land registry fees of 1 to 1.5%, and regulated notary fees of 1 to 1.5% (masaken.ma). immords writes, for its part, of “notary and registration fees, which generally amount to around 6 to 8% of the purchase price”. Luxurious Properties Marrakech adds the line the other two leave out: “notary fees represent around 6% to 7% of the price. Adding the agency commission, reckon rather on 8.5% to 10% in total”. On a riad advertised at 3,000,000 MAD, that comes to 180,000 to 240,000 dirhams of fees, and up to 300,000 dirhams with the agency commission included. These three lines apply to the price declared in the deed, and they are settled in one go on the day of signature.

What the riad costs afterwards: what does an owner pay each year?

This is the half of the question nobody publishes, and it splits into two distinct blocks: what runs even when the riad earns nothing, and what trading adds on top. Confusing the two is the first cause of a wrong budget, and it happens in both directions. A riad closed eleven months a year still pays its local taxes, its caretaker and its routine upkeep; a riad run as a guesthouse adds a payroll, a business tax, utilities, platform commissions and a management commission. The amounts below are those that named sources publish, or what an explicit calculation draws from them; none is a market average, because no market average exists on this line. We add no in-house figure here: the Villas Ambar terms, rate and calculation base included, sit on our price list, not in an article.

Does a riad closed half the year cost anything?

Yes, and the first line is fiscal. A second home is subject to housing tax without the 75% reduction reserved for a main residence, and without the five-year exemption granted to new construction. The scale applies to the annual rental value set by the tax administration: exempt up to 5,000 DH, 10% from 5,001 to 20,000 DH, 20% from 20,001 to 40,000 DH, 30% above (wafir.ma). The municipal services tax is added at 10.50% of the rental value inside the urban perimeter and 6.50% outside it. KNA Immobilier flags two points non-resident owners discover late: the deadline is 31 May each year, and the legal taxpayer remains the owner even where the property is let, whatever the lease says about passing the cost on. Late payment costs a 10% penalty plus a 5% surcharge in the first month.

The upkeep line is the one most easily put off, and it is the one that costs most in the end. The medina climate works in episodes: 63% of the annual rainfall arrives between November and March, and the mains water runs at 33 French degrees of hardness (WMO 1991-2020 normals for the Marrakech station, El-Fadeli et al. 2015, recorded on 18 August), which scales a shower wall quickly and makes reaching for the limescale remover tempting. Allo Maison puts it bluntly on its pricing page: “an ordinary descaler used on a tadelakt shower wall eats the patina in a single application”. Making that wall good then costs 200 to 500 dirhams per square metre. That is the mechanism which turns an upkeep line of a few hundred dirhams into a works item, and what it demands month by month is set out in our article on caring for tadelakt and zellige in a riad.

How much does the staff of a working riad cost?

Sixteen to twenty thousand dirhams a month for a five-bedroom riad, according to immords, which sets out the composition: “a riad with 5 bedrooms needs on average 4 [people] (manager, night watchman, cook, chambermaid), so a payroll of 16,000 to 20,000 dirhams a month (€1,400 to €1,900)”. That is consistent with the minimum-wage calculation: four full-time posts at the legal minimum cost 13,691 DH a month gross, 16,359 DH once employer CNSS contributions are added, and the real salaries of a manager and a cook sit above the minimum. koliving.fr, on a seven-bedroom riad run directly, settles instead on €12,000 to €24,000 of annual salaries for one to two full-time employees. None of these amounts depends on the occupancy rate: they run in January as they do in April. Payroll is the line that turns a riad from a holding into a business, and it is the hardest one to unwind once the contracts are signed.

What do the trading taxes, utilities and platform commissions cost?

Four further lines, three of which move with turnover. immords puts the business tax on a guesthouse at “around 10,000 dirhams a year”, water, electricity, internet and maintenance together at 60,000 to 150,000 DH a year, and platform commissions at 10 to 20% of turnover. The electricity tariff, for its part, is public: 0.9010 DH per kWh including tax in the first domestic band, but 1.5958 DH above 500 kWh a month, which is 77% more than the first band (ONEE low-voltage scale); the actual consumption of an air-conditioned riad is published nowhere and is not established here. The tourist tax, finally, is borne by the guest but collected and remitted by the establishment: immords settles on 15 to 30 DH per person per night, croceo.fr speaking of “around 15 dirhams per person per night for the municipal tax”, to which the tourism promotion tax is added.

What is the management commission calculated on, and how much does it weigh?

From 20 to 40% of income depending on the provider, and the riad sits systematically at the top of the range. That is what the panel of six managers recorded at koliving.fr gives, above the 15 to 30% our own market survey of 28 July measured across concierge companies as a whole — a consistent gap, since a riad is billed more than a flat. What matters for a budget is the relative weight: in the only costed scenario published, on a seven-bedroom riad in the medina, the commission comes to €5,415 against €4,100 for every other annual charge combined. The rate alone is still not enough to compare two offers: the calculation base — gross or net, before or after platform fees — moves the real amount far more than two percentage points. How is the income from a let riad taxed in Morocco?

Through final withholding rates applied to gross income, and the threshold that matters is 120,000 dirhams. According to the summary by Upsilon Consulting dated 15 May 2026, which refers back to the articles of the General Tax Code, gross annual property income not exceeding 40,000 MAD is exempt (art. 160 bis); above that, the rate is 10% below 120,000 MAD of gross annual income (art. 73-II-B-5°) and 15% from 120,000 MAD (art. 73-II-C-4°), with an option at 20% for taxpayers subject to withholding at source. The flat 40% allowance applies only to the progressive scale, not to these final rates. The decisive point for a riad: “where letting is carried on as a habitual professional activity”, the income falls under professional income, an entirely different regime. Have a practitioner settle that point before you buy.

Who publishes what a riad costs once it has been bought?

Nobody, and that is verifiable. The twelve domains recorded in the French and Moroccan top ten for “prix riad marrakech” are eleven pages of listings or purchase ranges, plus an article by PAP dated 21 February 2026 which concerns not Marrakech but Fez, Tetouan, Taroudant and the Arganeraie. Of the five pages read in full, only one goes beyond the purchase price — Luxurious Properties Marrakech, with its signing costs. The only two sources that genuinely cost the trading side sit elsewhere: koliving.fr, a French property publication whose legal notice states that “certain example accounts or case studies may be modified, combined, anonymised or entirely fictional”, and immords, whose article leads to a sales appointment. Both are quoted here, by name and with that reservation attached: this is the best state of the public record, not a reference.

What do these figures not tell you?

Four limits, and they bear on every amount above. The rental value that serves as the basis for housing tax and municipal services tax is set by the tax administration property by property: it is not published, and no public scale allows it to be anticipated before the assessment notice arrives. The conversions between dirhams and euros are those of each source, at rates none of them dates. The prices in the table of nine properties are asking prices, not signed prices. Finally, we publish no yield figure at all: the promises circulating on this market — Riad Invest states “close to 20% profitability”, koliving.fr “15 to 25%” — rest on no verifiable data, and we have no measured series to set against them. An article that costs things out has no business concluding on a yield it does not measure.

What does a riad cost in Morocco outside Marrakech?

Considerably less, and the gap between cities is wider than the gap between two states of the same property. immords places a riad in good condition in Fez between 700,000 and 3 million dirhams (€65,000 to €280,000) and in Essaouira between 1 and 4 million dirhams (€90,000 to €370,000), against 1.5 to 6 million in Marrakech. The PAP article of 21 February 2026, often quoted as a reference on Marrakech prices although it does not deal with Marrakech at all, gives orders of magnitude for the other cities: a renovated and furnished riad in the heart of the Fez medina at €140,000, an Andalusian version with four suites and a pool at €252,000, an early twentieth-century riad in Tetouan at €245,000, and in Taroudant properties from €200,000 to €320,000 for 700 m² with a garden.

What fees are added to the purchase price of a riad in Morocco?

Six to eight per cent of the price, before any agency commission. The breakdown published by masaken.ma runs to three lines: registration duties of around 4% of the declared price, land registry fees of 1 to 1.5%, and regulated notary fees of 1 to 1.5%. immords settles on the same overall range of “6 to 8% of the purchase price”. Luxurious Properties Marrakech is the only one of the ranking pages to add the agency commission, and its total then rises to 8.5 to 10%. On a riad advertised at 3,000,000 MAD, that means 180,000 to 240,000 dirhams of signing costs, and up to 300,000 dirhams if the agency commission falls to the buyer. This line negotiates badly: it is overwhelmingly made up of taxes and duties, it applies to the price declared in the deed, and it is settled in one go on the day of signature.

Is an empty riad taxed in Marrakech?

Yes, and more heavily than a main residence. A second home enjoys neither the 75% reduction on rental value nor the five-year exemption granted to new construction: the housing tax scale applies in full, at 0% up to 5,000 DH of annual rental value, 10% from 5,001 to 20,000 DH, 20% from 20,001 to 40,000 DH and 30% above. How much does the staff of a riad in Marrakech cost?

One full-time post paid at the legal minimum comes to 49,078 dirhams a year, employer CNSS contributions included. The calculation is direct: the non-agricultural minimum wage has stood at 17.92 DH an hour since 1 January 2026, which gives 3,422.72 DH gross a month on a 191-hour basis, to which 19.49% of employer CNSS contributions are added. For a riad run as a guesthouse, immords settles on four people for five bedrooms — manager, night watchman, cook, chambermaid — and a payroll of 16,000 to 20,000 dirhams a month. An owner who does not let the property and keeps to a caretaker plus cleaning between changeovers remains with the first figure, plus 400 to 750 dirhams per cleaning day for a riad in the medina (Allo Maison). None of it depends on whether the riad earns anything that month.

Is the income from a let riad taxed in Morocco?

Yes, through final withholding rates applied to gross income. Gross annual property income not exceeding 40,000 MAD is exempt; above that, the rate is 10% as long as gross annual income stays below 120,000 MAD, and 15% from that threshold, with an option at 20% for taxpayers subject to withholding at source (Upsilon Consulting, note of 15 May 2026 referring to articles 160 bis, 73-II-B-5° and 73-II-C-4° of the General Tax Code). The flat 40% allowance applies only to taxation on the progressive scale, not to these final rates. Have your position qualified before you sign, not after: the qualification turns on how the letting is actually run, not on how the contract chooses to label it.
