What Marrakech concierge companies actually charge in 2026

In 2026, a concierge company in Marrakech takes 20% of rental income. That is not a range — it is a point of convergence. Of the eleven companies whose commission could be read directly on their own site on 30 July 2026, eight publish that figure, and the real differences sit elsewhere: in the calculation base, in whether the rate includes tax, and in the type of property. A twelfth company is active on the market and publishes no rate at all. This article gives the detail, company by company, with the page each figure was read on. What commission does a concierge company take in Marrakech in 2026?

Twenty per cent, in eight cases out of eleven. The survey carried out on 30 July 2026 across the public pricing pages of Marrakech companies describes a far tighter market than the ranges in circulation suggest. M Conciergerie, Easy Home, YourHostHelper, Nouni Conciergerie, Maison Madeleines, Hospitality Conciergerie Marrakech and BAYS Immobilier all publish 20%, and Croceo publishes “from 20%”. Below that, only two companies go to 15% — Morokeys and Key Service, both on villas and riads. Above it, only one goes higher: Dar & Keys, at 25% and then 30% depending on the package. The striking finding is not how widely the rates spread. It is the opposite — on a market with a reputation for opacity, almost every company that publishes a figure publishes the same one.

What this table leaves out matters more than what it shows. Four companies out of twelve state whether their rate includes tax, and only five say what base it is calculated on. At an identical published rate, those two lines decide the amount actually deducted.

Why do some Marrakech concierge companies publish no rate?

Because price is still treated as something to be revealed at the quotation stage. ALL-IN Conciergerie is the clearest case in the survey: the site sets out its packages and its service scope in detail, and no percentage appears anywhere as text. The consequence reaches beyond the commercial question. A pricing page that no crawler can read does not exist for generative search engines, which now answer a growing share of owner questions. On 30 July 2026, four Marrakech concierge sites refused an automated read and returned an access error; whatever they publish stayed outside this survey. Having a pricing page is therefore not enough. The figure has to appear there as readable text, rather than buried in an image or deferred to a contact form.

What does the published rate actually cover?

Three variables that no percentage carries, and that are enough to separate two offers identical on paper. The base first, and it is the heaviest: of the three companies at 20% that specify it, all three use a different one. Easy Home calculates on the gross nightly rate and leaves cleaning and linen to guests; YourHostHelper applies its rate to gross revenue with cleaning fees included; Maison Madeleines excludes those same fees from its base. Tax treatment next: M Conciergerie publishes 20% before tax, while Nouni Conciergerie, BAYS Immobilier and Hospitality Conciergerie Marrakech publish 20% inclusive of tax. Scope last — welcome, cleaning, linen, routine maintenance, oversight of the property, technical call-outs, reporting — sometimes included, sometimes rebilled at cost, sometimes marked up for coordination. None of the three is legible in the published figure.

Does a riad cost more to manage than a villa?

The market does not agree, and it is the most counter-intuitive result of the survey. On one side, Miraj Collection placed apartment management between 15% and 25% and riad management between 30% and 40% in April 2026, and Dar & Keys does apply its highest rate, 30%, to villas. On the other, Morokeys charges 15% inclusive of tax on villas and riads against 20% on apartments, and Key Service publishes 15–20% on villas against 20–25% on apartments — precisely the reverse. What separates these two logics is not the building, it is the model: an apartment is managed by volume and fast turnover, a riad by intensity of oversight. In the medina, access is on foot or by handcart, tadelakt and zellige call for craftsmen you cannot replace at short notice, and damp is not something you observe — it is something you anticipate.

Does a lower commission leave you with more net income?

Not automatically, and the gap rarely comes from the percentage. Take two offers at 20%: one calculating on the gross nightly rate with cleaning paid by guests, the other applying its rate to revenue that includes those same cleaning fees. The published rate is identical; the amount deducted is not. Add the tax treatment — 20% before tax at M Conciergerie, 20% inclusive of tax at three of its competitors — and the gap widens again without a single line of the table moving. Then there is scope, which plays out across the whole year: a low rate paired with routine maintenance, technical call-outs and off-season oversight all rebilled at cost can cost more than a higher rate that absorbs them. The figure worth comparing is not the commission. It is net income, once every line is booked to the same account.

How reliable are the ranges published by market guides?

They are wider than the real market, because they pool service scopes and cities that a company-by-company survey keeps apart. The two guides most often cited on this question as of 30 July 2026 agree on a floor of around 15% and diverge sharply at the top, depending on whether they fold in the prestige riad segment.

Set against the company-by-company survey, these ranges locate the market correctly without describing its centre: the Marrakech companies that publish a rate cluster on the full-service tier, not at either extreme.

How do you compare two concierge offers without getting it wrong?

By bringing each offer back to a common base, which four questions are enough to do. What exactly does the percentage apply to: gross income received, the gross nightly rate, or net income after platform fees? Is the rate quoted before or inclusive of tax? What does it cover precisely — welcome, cleaning, linen, routine maintenance, oversight of the property while you are away, technical call-outs, reporting — and what will be rebilled at cost? And are there fixed charges on top of the percentage: a monthly retainer, an onboarding fee, an exit fee? A company that answers all four in writing is worth more than a company whose published rate is two points lower. On this market, transparency about the rate is itself a selection criterion.

What is this survey based on?

On a direct reading, on 30 July 2026, of the public pages of every company named: each rate in the table comes from that company’s own site, and the address sits in the final column and again at the end of this article. Three caveats come with it. First, these are published rates, not contractual ones — a published commission is negotiated, according to the property, the length of commitment and the volume handed over. Second, the survey covers only the companies whose pricing page answered that day, which mechanically excludes those whose site returned an access error, without any inference about what they publish. Third, a pricing page changes without notice. This survey is therefore a photograph of what the market made legible on 30 July 2026. What is the average price of a concierge service?

The market guides publish wider ranges than the company-by-company survey supports. Miraj Collection, in an article dated April 2026, places apartment management between 15% and 25% and riad management between 30% and 40%. Armonia Solutions, in a guide updated on 20 June 2026, gives 15% to 30% and separates three tiers: 10% to 15% for light co-hosting, 18% to 22% for full service, and 22% to 30% at the premium end. These ranges are useful for orientation and misleading in isolation. They pool very different service scopes, and they say nothing about the calculation base — which moves the amount actually deducted far more than two percentage points ever will. A rate only becomes a price once it is set against what it covers.

Are booking platform fees included in the published rate?

Usually not, and this is the first thing people get wrong when comparing two offers. Booking platforms take their own commission on every stay, quite separately from the concierge company. The question to ask is therefore about the base: does the company apply its percentage to gross income received, or to net income once the platform has been deducted? The survey of 30 July 2026 shows the answer varies between companies publishing an identical rate. Easy Home calculates on the gross nightly rate and leaves cleaning and linen to be paid by guests. YourHostHelper applies its rate to gross revenue, cleaning fees included. Maison Madeleines does the opposite and excludes cleaning fees from its base. Is a concierge commission in Marrakech negotiable?

In practice yes, and it is one reason part of the market publishes no rate at all. The commissions recorded on 30 July 2026 are published rates, and they serve as a starting point: they then vary with the type of property, the number of properties handed over, the length of the commitment and the scope of services retained. An owner placing a villa and a riad does not obtain the same terms as an owner placing a studio.
