A pool does not turn green overnight — it turns green in the week nobody comes

What does pool and garden maintenance cover for a villa in Marrakech?

A regular visit that treats the water, cleans the pool, checks the filtration and the pump, waters, prunes and watches the drip irrigation — followed by a dated report telling you what was done. For an owner who lives abroad, the second matters as much as the first: a pool turning green warns nobody.

The climate sets the pace. In summer, heat and dust load the water faster than a weekly visit can catch up; in winter the pool asks for less, but it does not stop, and the limescale in Marrakech water settles on the waterline in every season. In the garden, a drip line that clogs in August and the bed is scorched within a week.

We provide this upkeep within our packages, with vetted pool technicians and gardeners, under our coordination and with a single point of contact for you.

The scope

What does our maintenance cover, item by item?

Three items, handled by the same teams and reported in the same report. Looking after the house itself is covered on our concierge page, letting it on our property management page.

Long pool in a Marrakech riad, clear water between two galleries

Item 01

What happens to the pool on every visit?

The technician tests the water and corrects its balance before touching anything else: clear water is not healthy water, and it is the test, not the eye, that says so. The pool is then cleaned — floor, walls, skimmers and waterline, where limescale marks stone and tiles faster than most owners expect.

The filtration is checked on every visit: filter pressure, the state of the pump, running time adjusted to the season. A filter clogged with summer dust makes a pump work for nothing, and a pump that runs hot eventually fails in August — exactly when it is hardest to replace.

Anything out of the ordinary is reported to you with its photograph: a seal that weeps, a water level that drops, a light that has gone out, a cracked tile.

Pool lined with palms, olive trees and bougainvillea in the garden of a Marrakech villa

Item 02

How is the garden kept while you are away?

By the seasons, not by the calendar. Watering a Marrakech garden comes down to the drip irrigation: one emitter clogged in August and the bed is scorched within a week, with nothing to tell you abroad. The network is therefore checked on every visit, and its programming follows the season, shorter in winter and longer from June.

Pruning follows the plant: olive trees, citrus, bougainvillea and hedges have neither the same calendar nor the same cut, and palms need someone equipped to work at height. Leaves and fronds that fall into the pool are cleared before they block a skimmer or stain the floor of the pool.

The gardener who already works for you can stay: we supervise them, with a written brief and a report on every visit, like the rest of the team.

Riad patio with a basin, an orange tree and potted palms in the Marrakech medina

Item 03

And the basin or patio of a riad?

A riad more often has a basin, a fountain or a planted patio than a pool, and they need the same regularity. Water left standing in an enclosed patio draws mosquitoes from the first warm days and leaves its mark on the zellige around it.

The surroundings matter as much as the water. Tadelakt cannot take descaler, zellige cannot take steam, and an acid product used against limescale eats into a patina that only a craftsman knows how to restore. We work with the people who know these surfaces, and we turn down the product that would go faster at the expense of the work.

The potted plants in the patio, deprived of rain and watering while you are away, are looked after on the same visit as the basin, and appear in the same report.

The pace

How often do we come, depending on the season?

The pool and the garden follow the season, not the calendar.

Visit frequency for a rarely occupied villa in Marrakech — the rule we apply, adjusted property by property.
October to MayJune to September
Pool 1 visit a week2 to 3 visits a week
Villa with a pool or garden Every week2 visits a week
Full technical check and summary Every monthEvery month

Summer decides everything. From June, heat and dust load the water faster than a weekly visit can catch up, and watering becomes the first cause of loss in the garden.

This table is a starting point, not a scale: a pool in the shade of a patio and a fifteen-metre pool in full sun do not call for the same pace. The pace is set at the first visit and written into the mandate.

The report

What do you receive after every visit?

Five steps, always in this order. They let you judge the upkeep from afar, without having to take our word for it.

Reports laid on a wooden table, an olive garden in the background
  1. 1

The visit, on a known date

The technician or the gardener comes on the agreed day, and we know it: no provider enters your home without our knowledge, and every entry leaves a written trace.

  2. 2

    The report, with its photographs

Dated photographs of the pool and the garden, what was done, what was found. The same headings on every visit, so you can compare without having to ask.

  3. 3

The alert, when something is wrong

A leak, a pump running hot, a water level dropping: the fault is reported to you straight away, with what we propose to do about it.

  4. 4

    The quote, before any repair

A spending ceiling agreed in the mandate governs what we commit without calling you. Beyond it, a quote is sent to you before anything starts.

  5. 5

    The monthly report

Visits, works and expenses reconciled every month, with every invoice attached. A water bill that doubles is often the first sign of a buried leak.

Our fees

How is pool and garden maintenance invoiced?

It is part of a package, not a separate line. If you let your property, Full Property Management includes pool and outdoor upkeep all year round, with a fixed monthly fee set property by property according to its size, whether it has a pool, the age of its installations and the standard of upkeep expected. If you do not let, the owner’s concierge service can be signed on its own, with no listing and no guests, and is defined after a visit.

Pool and garden maintenance contracts are settled on your behalf from a float, with every invoice attached to the monthly report, and whatever we commit for the house is re-invoiced at its exact cost, with no margin on our side. Amounts are not written on this page: they are published in one place only, on our pricing page.

Where we work

Where do we work in Marrakech?

We are based in Marrakech, and we manage in Marrakech: the medina and its derbs, Guéliz, Hivernage, Palmeraie, Targa, Amelkis and the Ourika road. The large pools and the gardens that need watering are mostly in the Palmeraie and along the roads leading out of the city; the basins and patios are in the medina. A Palmeraie villa and a medina riad do not have the same needs, and a team that looks after both knows it from the first visit.

If your property is further out, write to us anyway: we will tell you plainly whether we can look after it. A pool is looked after from the city it stands in, or it is not looked after at all.

FAQ

Frequently asked questions about pool and garden maintenance

Do you have to let your property to hand the pool and garden over to you?

No. Pool and garden upkeep is part of Full Property Management when you let, and of the owner’s concierge service when you do not: the latter can be signed on its own, with no listing and no guests. What we bring is not the visit itself — a pool technician knows how to treat water — but everything around it: a pace written into the mandate, a dated report with photographs, an alert when something is wrong, a spending ceiling and a quote before any repair. That is what makes it possible to follow a pool from abroad without phoning to find out whether anyone has been. If you are looking for a one-off visit, before an arrival or after a storm, write to us anyway: we will tell you plainly what we can do, rather than promise what we would not deliver.

What should you do with the pool in winter in Marrakech?

Keep it filled and filtering, at a reduced pace, rather than empty it. The Marrakech winter is mild by day and cool at night, but it rarely freezes in the city: a pool here does not need the full winterising of a European pool, covered and shut down for four months. The filtration runs for shorter periods, because cold water loads more slowly, the treatment continues at a lower dose, and one visit a week is generally enough from October to May. What gets lost in winter is attention: water allowed to drift in December is recovered in April, with a great deal of product, just as the first arrivals approach. Winter is also the time to have the pump, the filter and the seals checked before the heat, and to schedule any work that needs an empty pool.

Should a pool be drained every year?

No, and draining it without reason costs more than it saves. Well-filtered, well-balanced water keeps for several seasons: it is partly renewed as it loads up, through top-ups and backwashing of the filter. A full drain is decided by the state of the water and of the pool — water so loaded with limescale that no treatment will rebalance it, a finish to redo, a leak to find, building work — not by the calendar. It is then scheduled outside the hot season: a pool emptied in midsummer exposes its finish to the sun, and it is refilled just when water is most precious. In a city where water is becoming scarce, every refill counts. When a drain is needed, it goes into the property’s calendar in advance, alongside the other jobs that earn nothing and protect everything else.

Who pays for products and repairs?

You do, at their exact cost, and nothing is invoiced to you without its receipt. The recurring pool and garden contracts are settled on your behalf from a float, with every invoice attached to the monthly report; the float is reviewed once a year, or sooner if consumption drifts. On Full Property Management, preventive maintenance — including pump inspections — is covered by the monthly fee, and only parts and corrective repairs are re-invoiced. A repair that exceeds the spending ceiling agreed in the mandate never starts without your agreement on a quote. Whatever we commit for the house is re-invoiced with no margin on our side, and the amounts of our packages are published in one place only, on our pricing page. A water bill that doubles is often the first sign of a buried leak: it is the monthly report that reveals it.

What happens if the pump fails while you are away?

The pool is protected first, and you are told before any expense beyond what the mandate allows. A pump that fails in summer means water that no longer filters in full heat: the first step is protective — cutting the power if the motor is running hot, stepping up the treatment, clearing whatever falls into the water — to buy the time for a proper repair. The technician then makes a diagnosis, repair or replacement, with a photograph and a quote. The spending ceiling agreed in the mandate decides what follows: below it, we commission the repair and it appears in the report with its invoice; above it, nothing starts without your agreement. It is this written ceiling, more than the speed of response, that saves the hours a search for approval would cost. And most of it is decided before the failure, at the monthly check of the pump and the filter.

Do you need a pool technician or a management company for an empty villa?

Both, and they do not do the same job. The pool technician treats the water, cleans the pool and repairs the filtration: it is a trade, and we do not claim to practise it in their place. What they do not do is look after the house around it: knowing who comes in and when, fitting their visit around the gardener’s, flagging the leak they did not see because it was in the kitchen, weighing up a quote, reporting to you in writing. A management company holds the mandate, the schedule of works, the relationship with the craftsmen and the record of every expense. We work with vetted pool technicians, and a partner who disappoints once is taken off the list. If you already have a pool technician you trust, they can stay: we supervise them, with a written brief and a report on every visit.
