What a concierge company does for a Marrakech owner
A concierge company in Marrakech runs the operational life of a property on behalf of an owner who is not there: listings, bookings, welcome, cleaning and linen, routine upkeep, coordination of craftsmen, oversight. It does not set the strategy for the property, does not take on the owner’s tax obligations, guarantees neither income nor occupancy, and does not replace insurance. That boundary is contractual — it is read in the mandate, not in a brochure. The word itself feeds the confusion: in French, conciergerie covers at least five trades, and search engines still mix them up.
What does a concierge company do for the owner of a Marrakech villa?
Seven blocks of activity, which a survey recorded on 30 July 2026 lets us describe without inventing anything. Asked that exact question with web search enabled, a generative engine returned: publishing and optimising listings, handling bookings and synchronising calendars, welcoming guests and handing over keys, cleaning and laundry between stays, routine maintenance and coordination of craftsmen, seasonal rate adjustment, and services arranged for guests during their stay. The engine drew on fourteen sources, and all fourteen were providers’ own commercial pages — not one independent editorial reference. That is the first lesson of the survey: on this question, an owner finds nothing but sales pages. The second sits in a detail. The engine offered, unprompted, to build a table of “what the company handles, what stays with you”, and could not cite one. Here it is.
| Item | What the concierge company handles | What stays with the owner |
|---|---|---|
| Marketing | Writing and distributing listings, photography, publication | The decision to let, choice of platforms, sign-off on published content |
| Bookings | Answering enquiries, synchronising calendars, arrivals and departures | House rules, minimum stay, periods reserved for personal use |
| Routine upkeep | Cleaning and laundry between stays, making good, preparing the property | Standard of equipment, renewal of linen and furniture |
| Maintenance | Coordinating craftsmen, small repairs, emergency call-outs | Works budget, choice of major works, final sign-off |
| Pricing | Seasonal adjustment, monitoring letting performance | Floor price, short-let versus long-let trade-off |
| Tax and administration | Varies with the mandate — get it in writing | Filings, accounts and legal obligations, absent an express clause |
| Insurance and disputes | Reporting and documenting, absent a specific clause | Cover for the property, legal protection |
Only the welcome-and-stay item has no owner-side counterpart: it is the one function delegated in full. Everywhere else, the decision stays with you.
What does a concierge company not do?
Five limits emerge from the same survey, and every one of them is settled in the contract. A concierge company does not set the strategy for the property on its own: pricing level, the short-let versus long-let trade-off, and the decision to start major works remain the owner’s. It does not automatically take on tax, accounting or administrative formalities — the least documented limit on the market, resting on a single source in the survey of 30 July 2026 when the operational scope drew on fourteen. It guarantees neither income nor occupancy: providers write that they optimise both, which is not an obligation to deliver a result. It does not replace your insurance or your legal protection, absent an express clause. And it does not carry out major works — it coordinates those who do. All five are worth checking, in writing, before signature.
Why does one French word cover several trades?
Because Google itself does not settle it. For the phrase “what does concierge work involve”, recorded on 30 July 2026 in Morocco and France, the first page held a single result dealing with rental management — out of seven results in Morocco, eight in France. The rest described other trades. The residential caretaker, whose Wikipedia entry ranked fourth organically in France and defines a concierge as “an employee assigned to a building”. The hotel concierge, through the France Travail occupational profile under ROME code G1701, which describes them coordinating a hotel’s front-of-house services. And building cleaning: the Canadian Job Bank duty description, surfacing in the Moroccan results, lists emptying rubbish and recycling bins, washing windows and vacuuming. No Marrakech provider appeared anywhere in those fifteen results. An owner asking the question in plain language is served careers guidance, not an answer about their property — which is why the definition that matters is the one in the mandate.
Concierge company, caretaker or estate agency: who does what?
Three trades overlap in owners’ minds, and search results keep the fog in place. A caretaker is an employee attached to one property: they watch over it and maintain it, they do not market it, do not handle bookings, and carry no obligation on letting performance. A concierge company is a service business paid a commission on rental income — between 15% and 30% according to the eleven rates read at source on 30 July 2026, set out in our comparison of market commissions, with our own rate published on our pricing page. An estate agency sells and lets property: its income is a commission on the transaction, not a share of what the property earns afterwards. The confusion is not merely lexical, though: in Marrakech, the top organic position for the phrase conciergerie marrakech is held by an estate agency, according to a survey of 27 July 2026.

Frequently asked questions
What does concierge work actually involve?
Applied to villa and riad letting, concierge work means running the operational life of a property on behalf of its owner: publishing and distributing listings, handling bookings, welcoming guests and handing over keys, cleaning and laundry between stays, routine upkeep, coordinating craftsmen and technical follow-up, and adjusting rates by season. The French word conciergerie, however, covers at least four other trades: the residential caretaker, the hotel concierge, corporate concierge services, and building cleaning. A search recorded on 30 July 2026 for the phrase what does concierge work involve confirms it: across the fifteen first-page results recorded in Morocco and France, only one dealt with rental management, and no Marrakech provider appeared at all. For an owner, the only useful definition is the one written into their management mandate.
What is a concierge company for when the owner does not live in Marrakech?
Its role is to be the physical presence the owner does not have. That covers three functions distance makes impossible to perform yourself. Oversight first: seeing the state of the property between stays, catching a leak or a breakdown before it becomes a claim. Operational judgement next: deciding on the spot that a call-out is urgent, bringing in the right craftsman, checking the work delivered. Reporting last: accounting for what has been done, spent and received. The survey of 30 July 2026 places all three at the centre of the market's standard scope, under the headings coordination of craftsmen, emergency call-outs and technical follow-up. What that same survey does not settle is the frequency and form of the reporting — a question to ask before signing, not after.
What is the difference between a concierge company and an estate agency in Marrakech?
An estate agency sells and lets property: its business is the transaction, and its income comes from a commission on the sale or the lease. A concierge company operates a property already owned: its business is the daily running of it, and its income is a percentage of rental income — between 15% and 30% according to the eleven rates read at source on 30 July 2026. The distinction is clean on paper and blurred on the Marrakech market, where a survey of 27 July 2026 found the top organic position for the phrase conciergerie marrakech held by an estate agency. For an owner, the useful question is therefore not the label but the scope: who holds the keys, who welcomes guests, who coordinates craftsmen, who reports, and how often. Those answers sit in a management mandate, not in a company name.
Does a concierge company handle the owner's tax and administrative obligations?
Not automatically, and this is the least documented area of the market. In the survey of 30 July 2026, the operational scope — listings, bookings, welcome, cleaning, maintenance — rested on fourteen concordant sources, while the tax and administrative question drew on a single one, and that with an explicit caveat: some companies advertise an administrative component without specifying whether it genuinely covers tax filings and legal formalities. In other words, no market default applies to this item. The practical consequence is simple: it has to be written into the mandate, item by item, before signature — who files what, who keeps the supporting documents, who answers in the event of an audit, and within what time. Absent an express clause, these obligations remain entirely the owner's.
