Marrakech concierge companies: the 2026 comparison

“Which is the best concierge company in Marrakech?” The rankings claiming to answer contradict one another, and sometimes contradict themselves on their own page. The most visible of them publishes three different podiums within a few centimetres of each other, and recommends firms that exist nowhere else. This article is therefore not one more ranking. It publishes what the market publishes about itself — who genuinely exists, who displays a rate, and what that rate is applied to — with the date of every reading and the method for repeating it yourself.

How many concierge companies are actually visible in Marrakech?

Twenty-four. That is the number of concierge or rental management companies in Marrakech holding a distinct business listing, in a census carried out on 31 August 2026. The count breaks down as follows: 33 distinct listings appear, of which 7 are general estate agencies and 2 are concierge firms that do not operate in Marrakech — Excellence Conciergerie, based in Rabat, and Réda Chraibi. That leaves 24 Marrakech concierge companies. Two are almost omnipresent, Azure Conciergerie and ALL-IN Conciergerie; the other 22 surface only occasionally. The visible market is therefore neither the leading trio you see first, nor the 48 agencies claimed by the most-read ranking.

Which concierge companies publish their commission, and at what rate?

Twenty firms publish a legible rate on their own website. We crawled their pages on 1 September 2026: the rates run from 10% to 35%, and twelve of the twenty sit at 20%. This table carries no second-hand figure — every line comes from the company’s own public page, read that day. The review counts come from the local packs of 31 August: “—” means that no listing for that company appeared in the 14 Marrakech packs surveyed, which is not the same as having none.

Why do two 20% commissions not cost the same?

Because the rate says nothing until you know what it is applied to. Across the twenty companies in the table we recorded five different calculation bases, all of them published in plain words on 1 September 2026. Morokeys applies its 15% “on the Airbnb payout”, meaning on what remains after the platform’s own commission. Nomad Living applies its own “on accommodation turnover generated, before Airbnb, Booking or other channel commissions” — the same sentence, the opposite base. ALL-IN states that the calculation is made on the gross nightly rate. Maison Madeleines and Welbnb explicitly exclude cleaning fees from the base; Dar & Keys bills them “separately, at cost”. On identical income, those five wordings do not produce the same invoice, and none of the twenty companies publishes a like-for-like comparison.

The worked example published by YourHostHelper shows on its own what that gap produces. The page sets out a flat let for €1,000 over five nights, plus €50 of cleaning fees paid by the guest, giving a “total gross income” of €1,050. The next line announces “our commission: €250”, and the owner receives €800. The €250 displayed in fact bundles two things together: €200 of commission, exactly the 20% announced on the €1,000 of rent, and the €50 of cleaning passed through. The owner is therefore not paying 25%, and the advertised rate holds — but the most visible figure on the page, set against the most visible income figure on the page, gives 23.8%. What does a commission cover when the villa is not let?

Nothing, at any of the twenty companies surveyed. Every one of the twenty published rates is a percentage of rental income, and three of them make an explicit selling point of it: “No booking = no commission” at Nomad Living, “No income, no commission” at Serena Conciergerie, “you only pay if you let” at YourHostHelper. For an investor whose property turns over all year, that is a genuine argument. But none of the twenty rate cards publishes a price for the months when the villa stays closed — and those are precisely the months when a riad takes on damp, a pool turns, a garden dies and an unsupervised caretaker works without oversight. An owner living 3,000km away is not only buying rental operations: they are buying oversight and upkeep. None of the twenty published rate cards puts a figure on either.

That is therefore the first question to ask if your villa or riad is not let continuously: what the concierge company does when nobody is sleeping in your property, how often it visits, what it records, and in what form it reports back to you. A prestige property occupied three weeks a year and closed the rest of the time does not have the same needs as a flat let for 300 nights. What does the review count on a Google listing measure?

Not the quality of a management service, and often not the trade you assume. The 24 companies recorded on 31 August range from 1 to 96 reviews: HostLux has 96, JB Concierge 72, Dar & Keys 66, Welbnb 65, ALL-IN 61, and at the other end Villa Gordon has 1 — which does not stop it being among the most visible on villas. Those counters move quickly: ALL-IN showed 4.8 stars across 58 reviews on 21 August, and 4.6 across 61 on the 31st — three reviews more, two tenths less. StayWell publishes “8 reviews published” on its own website while its Google listing shows 32. A review counter measures seniority and a habit of asking, not management performance.

It sometimes measures an entirely different trade as well. JB Concierge, with 72 reviews, presents a travel concierge business: bookings, experiences, services for visitors. Reb in Marrakech, with 45 reviews, describes itself as a private concierge service built around the stay and offers the Agafay desert, hot-air ballooning and private evenings; its TLS certificate expired on 6 May 2026, and the site no longer loads over HTTPS without a security warning. Those reviews are real, but they were left by travellers. An owner comparing counters is comparing services rendered to somebody else.

Who answers today when you ask for the best concierge company in Marrakech?

A directory — and it contradicts itself three times on its own home page. The most consulted ranking on this question, recorded on 31 August 2026, is conciergeriemarrakech.com, titled “Top 10 of the Best Agencies 2026” and presented as “the number 1 independent guide”, “100% independent ranking”, “48+ agencies assessed”. Its home page publishes three different rankings: a scrolling banner naming three companies, a podium naming three others, and a list below it ranking three more, under a heading reading “8 matching agenc(ies)”. Three lists, three sets of names, on one page.

The figures do not agree either. Atlas Vacation Homes is given as 5.0 with 41 reviews on the podium, 4.5 with 41 reviews in the list, 4.55 on its internal profile, located in Amizmiz in one block and on the Ourika road in the other. Palmaraie Luxe Management moves from 4.9 with 52 reviews to 4.7 with 58 from one block to the next. Above all, those agencies have no verifiable existence outside that directory: searched verbatim on 1 September 2026, “Riad Prestige Conciergerie” surfaces only on its own pages, and none of the names in that ranking appears among the 24 companies recorded the day before. We draw no conclusion about this site’s intent. We record that it answers the question with names that exist nowhere else.

How can you check a Marrakech concierge company yourself in ten minutes?

None of these checks requires an appointment, and all of them can be repeated identically in a month. One: open the website and look for the rate — if it is not legible on the page, neither an engine nor you will find it. Two: read the sentence that follows the rate — “on the platform payout”, “before commissions”, “excluding cleaning fees” — because that is where the gap sits, not in the percentage. Three: check that the site loads and that its certificate is valid; two of the best-rated companies in this survey fail that test. Four: read three reviews on the Google listing and ask yourself whether they were left by travellers or by owners. Five: if a ranking pointed you somewhere, search the exact name of the recommended agency — if it surfaces only on the ranking’s own site, what you read was not a comparison.
